A Compliance Management System built for AML-ready, property-based real estate
The property services industry is now under pressure from two powerful compliance fronts:
Property compliance – Safety and security risks across sales, rentals, and strata properties are increasing. Outdated paper or spreadsheet systems can no longer keep up. Under the NSW Property and Stock Agents Regulation 2022, Professional Indemnity (PI) policies must cover personal injury arising in the conduct of an agency business. Without proper risk procedures, coverage can be denied—leaving agencies directly exposed.
Financial crime compliance – On 29 November 2024, Parliament passed the AML/CTF Amendment Bill 2024. From 31 March 2026, Schedule 1, Part 1A of the AML/CTF Act requires businesses to maintain an AML/CTF program appropriate to the nature, size, and complexity of their operations. Tranche 2 entities—including real estate professionals, developers, conveyancers, accountants, and lawyers—must enrol with AUSTRAC and comply fully by 1 July 2026.
AgentSafe integrates both property compliance and AML/CTF compliance into one platform, helping agencies manage all regulatory obligations in one place.
Not a CRM, not a transactional platform
AgentSafe is not a CRM, not a transactional sales platform, and not a leasing or strata levy payment system.
It exists to manage compliance obligations, risk, and evidence — primarily before agreements are signed, and updated continuously throughout the sales, buying, and strata compliance management processes.
This ensures that compliance is proactive, auditable, and defensible.
Built for compliance across the full lifecycle
AgentSafe operates before engagement, during negotiations and transactions, and as circumstances change.
The system is used to:
-
Establish compliance records prior to agreements
-
Capture identity, risk, disclosure, and property information early
-
Update records as circumstances evolve during sales, buying, leasing or strata management processes
-
Retain a continuous evidence trail across the full lifecycle
This approach ensures compliance is embedded in decision-making, not retrofitted after the fact.
Why a CMS — not a CRM or transactional platform
CRMs and transactional systems focus on:
-
Relationship management
-
Transactions and marketing
-
Lease or strata levy payments
AML/CTF and property-based compliance demand:
-
Independence from commercial pressures
-
Evidence-based decision-making
-
Immutable, auditable records
-
Continuous monitoring and reporting
AgentSafe is built as a compliance-first system, ensuring all obligations are managed separately from transactions and sales pressure.
Integrated AML and property compliance
AgentSafe supports agencies by:
-
Streamlining WHS, trades compliance, disclosure obligations, maintenance reporting, and PI coverage requirements
-
Providing the framework and tools to support your AML/CTF program
-
Maintaining identity verification through manual ID sighting, and integration with biometric solutions and structured digital forms (e.g., ADL forms), including upcoming support for TrueVault following its merger, ensuring all identity records are captured securely and compliant with AML/CTF obligations.Retaining a complete, auditable compliance record for AML/CTF programs
-
Ensuring agencies are ready for AUSTRAC enrolment and Tranche 2 obligations
Repairs, maintenance, and tradie compliance
Repairs and maintenance are core compliance functions, not administrative tasks.
AgentSafe manages:
-
Property repairs and maintenance records
-
Property access history
-
Tradie and contractor compliance (licensing, qualifications, insurance)
-
Evidence of work, approvals, and decisions
These records:
-
Affect property risk
-
Control access to regulated assets
-
Form part of a continuous compliance evidence trail
This functionality belongs inside a CMS, not a CRM or standalone transactional platform.
Material fact disclosure and safety standards
AgentSafe also supports agencies to:
-
Maintain material fact disclosure history
-
Capture safety standards and informed decisions before works are approved or access is granted
-
Embed compliance context into workflows
-
Retain evidence that decisions were informed and defensible
Demo and user guidance

Note: The demo focuses on general property compliance workflows. AML/CTF functionality is covered on the AML and FAQ pages due to the complexity of regulatory requirements.
To assist users, we provide a sample text-field document that shows exactly what to enter into the system. These entries are tagged in the compliance report that can be submitted directly to AUSTRAC, ensuring all information is captured accurately and in a regulator-ready format.
